Be Sure The Terms Are Final

WHAT IS CONSIDERED A GOOD CREDIT SCORE?

If you finance through a dealer, always make sure the terms are final before you sign. If you dont, you may face higher monthly payments or an increased down payment in the future.

Its known as a yo-yo scam: Dealers tell car buyers their financing is not complete and they must accept a higher interest rate.

Whats A Good Credit Score

So, what is a good credit score, anyway? Lets start at the beginning.

According to the Government of Canada, a credit score is a 3-digit number that represents how likely a credit bureau thinks you are to pay your bills on time.1 It can be an important part of building your financial confidence and security.1 For example, building a good credit score could help you get approved for loans and larger purchases, like a home.1 You may also be able to access more competitive interest rates.1

There are two main credit bureaus in Canada: Equifax and TransUnion.1 These are private companies that keep track of how you use your credit.1 They assess public records and information from lenders like banks, collection agencies and credit card issuers to determine your credit score.1

Poor Credit Score: 550 649

This grand score is on account of several late or pending payments, numerous defaults on products from different lenders. This score can also be due to bankruptcy which is a scar that will remain on your record for a whole decade. Getting a new credit is near to a miracle for such individuals. It would be advisable for them to look up a professional finical advisor that will aid them in repairing their credit.

Editor’s note –

When it comes to mortgages and credit scores, there are two really important questions to ask:

  • What credit score do I need to qualify for a mortgage?
  • What credit score do I need to get the lowest interest rate on a mortgage?

These different, but related, questions are important if you are looking to buy a home. And the second question is particularly important. With a high FICO® score, you can literally save tens of thousands of dollars in interest over the life of a home loan.

So, lets take a look at both questions. And if you dont know your score, be sure to get your free credit score with myFICO.

Have At Least One Gas Or Store Credit Card

For the longest time, I resisted getting a store card, such as a Macys credit card, because I saw no point in opening a new credit account just for one store.

But, now I know better. If you shop at one store a lot, and that store offers its own credit card, consider applying. These cards have some nice perks such as cash back or coupons.

More importantly, a store credit card can boost your credit. I cant document this, but I know getting a Macys card and keeping its balance at $0 each billing cycle boosted my FICO score by 20 points.

Just be sure you dont buy too much and run up a balance you cant clear each month. If you do that, youll be cutting into your available credit which will hurt your credit score.

How A Bad Credit Score Isbad

As discussed previously, a bad credit score is anything listed below 670. If you want to get more particular, a score ranging in between 580-669 is considered reasonable, while anything between 300 and 579 is considered poor. This is going off the FICO scoring thats most frequently used.

Not sure what your credit score is? . Its free!

Having a bad score can stop you from doing a lot of things. This includes getting authorized for better charge card, mortgages, apartment or condos, individual loans, company loans, and more.

Plus, any loans or credit cards you do get approved for will be much more expensive . This is due to the fact that loan providers charge much higher rates of interest to those they consider high danger in order to offset the additional risk they feel theyre taking by loaning you cash.

How do they get more expensive? By charging higher rates of interest. For example, if you take out a $10,000, 48 month loan on a vehicle with a 3.4% rate of interest, youll pay about $704 in interest over the course of the loan. If you got that very same loan with a 6.5% rate due to bad credit, you d pay about $1,376 in interest. Thats practically double!

You Need A Mortgage Loan

What is a Credit Score? | Guiding You Forward

You definitely dont need a mortgage loan to have good credit. However, if you want to max out your credit score, having a mortgage loan with good payment history is a must.

Since a mortgage loan is usually a relatively large loan and more difficult to get than other installment loans such as an auto loan, a mortgage shows creditors you have been responsible enough with your credit to get the mortgage in the first place.

Fair Isaac Corporation, which provides the FICO score, recommends you have a mix of different types of credit accounts. So along with credit cards and installment loans, a mortgage loan is the last piece of the pie to round off your credit mix.

I also want to note I didnt start seeing my credit score go up because of the mortgage loan until about a year later, so it definitely takes some time.

You obviously shouldnt take out a mortgage loan just to get a perfect credit score. But a mortgage loan is normally considered to be good debt, in that interest rates are relatively low and youre financing something that usually appreciates in value.

If you dont already have a mortgage, be sure to fix up your credit report before applying for a mortgage assuming youre ready for homeownership.

The Benefits Of A Higher Credit Score

If you have a median FICO® Score of 580 or higher, the first benefit is that youll have more lenders competing for your business, including Rocket Mortgage. Options mean better loan terms, including more competitive interest rates.

Secondly, if your score is better than 580, youll only have to make a down payment of 3.5%. This could significantly open up your housing options. Its worth noting that youll have mortgage insurance premiums for the life of the loan if you make an initial down payment of less than 10%. On the other hand, youll pay for mortgage insurance for 11 years with a down payment of 10% or more. However, one of the options you may have down the line to get rid of mortgage insurance is to refinance into a conventional loan once you reach 20% equity as long as you qualify.

If you have a FICO® Score above 580 but below 620, youll need to maintain a housing expense ratio of no more than 38% of your gross income and a DTI of no more than 45% to get an FHA loan through Rocket Mortgage.

If you have a median FICO® Score of 620 or better, higher DTIs are allowed than what otherwise might be allowed on many other loans. While theres no hard maximum that applies to everyone, the DTI for borrowers with higher credit scores is based on your credit score range as well as the size of your down payment, among other factors. In no event will the FHA approve a DTI above 57%, but this could offer more budget flexibility than many other mortgage options.
